35+ Years Behind Every Truck

Combined trade experience that's seen this suburb's clay pipe before.

Local Knowledge: Jannali's Pipes

The suburb grew fast after WWII, when returned servicemen were offered blocks and the streets around Jannali Avenue filled with fibro and brick cottages.

Later waves through the 1960s to 80s added brick-veneer homes, and more recently a band of units and townhouses has gone in near the railway station on Railway Crescent.

What ties the older core together underground is the pipe material. Earthenware and clay drainage was standard when most of the suburb went in, and after seventy-plus years in the ground, those pipes have earned their reputation for cracking at the joints.

A cracked clay joint isn't just a leak. It's an open door for roots and silt alike.

Common Call-Outs in Jannali

Root damage in the old clay lines is the pattern we see most, and the dense tree cover along the leafy streets and reserves gives roots plenty of targets.

Once a root finds a joint, it doesn't stop:

  • Camera inspection to confirm the clay is cracked and not just old
  • Jetting or relining depending on how far the crack has spread
  • A plain call on whether it needs full replacement or just a patch

Streets on the western side, closer to the Woronora River, fall steeply enough that a second problem sits on top of the clay. Runoff and silt travel down those falls and settle in the lower sections of pipe, banking up until the line blocks from the bottom.

Around Jannali Reserve and the bushland edge near Burnum Burnum Sanctuary, root growth is heaviest, and that's reflected in how often those streets call us back for the same issue year after year without a proper fix.

Services That Fit Jannali's Drains

A cracked clay joint here has usually let in both roots and silt by the time anyone notices, so it's never a single-cause fix.

We bring the same drain cleaning, blocked sewer and CCTV drain inspection service to a fibro cottage near Alice Street as we do to a newer townhouse close to the station.

Blocked toilets and blocked drain repair get called in too, alongside blocked stormwater once the cause is confirmed.

Overflowing Right Now in Jannali?

Autumn is the season to watch here. Heavy leaf fall from all that tree cover lands straight into gutters and drains just as blockages from root growth tend to peak.

If it's overflowing now, call (02) 9072 0710. It doesn't matter if it's 2pm or 2am, someone picks up.

Why Neighbours in Jannali Pick Us

This patch sits inside our regular Sutherland Shire coverage, so the plumber who takes your call already knows what clay pipe from the post-war era tends to do.

Any council permit needed for tree work near a boundary gets sorted as part of the job, and it's baked into the number you approve, not billed after the fact.

Common questions

Common Jannali FAQs

Do you charge extra to come to Jannali?

No. There's no call-out fee here, the same as every suburb we work, and the quote is free.

What is your labour warranty?

There's no time limit on it. Same clay pipe, same cause, same crew back at zero cost to you.

How local are you, really?

Very. This suburb, along with Menai, Bangor, Illawong, Sutherland and Kirrawee, gets our trucks on a regular basis, not just when something breaks.

Do you need to dig up the yard to fix a collapsed pipe?

It depends on the crack, but a lot of the clay pipe here can be sleeved from the inside rather than dug up.

Besides Jannali, where else do you turn up?

Menai, Bangor, Illawong, Sutherland and Kirrawee round it out, all serviced the same way.

Why do Jannali's older drains keep blocking?

A lot of it comes down to the clay pipe laid when the suburb was built after the war. It's brittle by now, and once a joint cracks, roots and silt both get in.
